One of the greatest strengths of this project is in its layout and careful design. No other project in the neighborhood offers such a large enclosed common space to ensure safe outdoor activities for both children and adults. The projects covers 16,000 sq. m of a well-arranged area with lots of greenery. What is more, despite the impressively large dimensions of the plot, vehicular traffic has been successfully restricted on the project site, adding to the comforts of the common area. Thus, the estate concept provides for a safe enclosed whole: a quiet retreat in the heart of the city.
Only a few projects can offer such an abundance of landscaping features and furniture: 2 playgrounds, seats, benches, trellis, arbors, alleys, lawns, lighting and 2 fountains. Such a great care to preserve the existing tree stand as it was with Hubertus is also exceptional for new development projects; the stand of trees along Obrzeżna was preserved and the trees existing at the project site have been incorporated into the new landscaping design.
The estate was designed as a single urban planning scheme with a wide passageway with buildings stretched along it as its main axis. The buildings situated along Obrzeżna st. are 4- to 6-story tall, thus corresponding, in terms of height, to the existing low-rise development across the street. The buildings located on the opposite side of the axis of the scheme are 6- to 10-story tall, the tallest part being the south-west corner of the plot. The lower buildings have been erected in a shape approximating a square while two taller ones were built along a straight line.
The estate development has been completed in six stages.
The Hubertus residential complex comprises seven buildings with a total of 1,109 dwelling units.
Units of various types and sizes, from studio to 5-room apartments, were available at each stage. Now units of 50 to 117 sq. m are on sale.
